Home equity lines of credit (HELOCs)

A home equity line of credit, or HELOC, is an adjustable-rate second mortgage which is set up as a line of credit. It's secured by your property, and has a specified credit limit, just like a credit card. In contrast to a regular home-equity loan (which you get in a lump-sum), HELOCs have revolving balances. This means that you may continue to borrow against and repay the line repeatedly, as long as you don't exceed the credit limit.

Cash-out refinancing

Cash-out refinancing (also called Cash-out re-fi) lets you as a borrower refinance your mortgage for an amount larger than what is owed at the moment. You will receive the difference in cash.
